Wailea - Residential Sales

Just as the rest of Maui real estate sales have taken a hit, Wailea-real-estate failed to receive immunity. The number of sales and pricing have both suffered this year. For a seven month period, there have been 8 homes sold in Wailea. Note ... that there is quite a spread between from the low sale of $899,000, to the high sale of $2,650,000. The price point is range is about a 300% spread. Seller motivation possibly a determining factor.

The discount between the original list price to sale price was a whopping 25%. Of all the sales recorded for Wailea home sales, only one buyer claimed their purchase as their principal residence. The remaining buyers were from Canada(2) and the States: Wash(1), Alaska(1) and Colo(2) and Penn(1). Typically, the Wailea/Makena is a resort real estate market, fairing better in sales during the winter months, from January though mid-May. Now that the economy according to Ben Bernanke is beginning to stabilize, I am hopeful that sales, more than pricing will improve for Wailea this winter. Let's keep our toes and fingers crossed.
