Residential Sales - Haiku Maui Real Estate

It's interesting that the public can view all the active listings on the market, but once a property is solidly under-contract, the listing data is no longer visible to website search engines. To provide you with more "transparency," I will be providing a run down of residential sales by area since the beginning of '09 and work my way forward until July. This will take time to process but eventually, I will apprise you with monthly statistics, by area in a single update. For the time being, I will deliver this data in a number of correspondences.

Residential home sales in the Haiku real estate market tend to be seasonal. For starts, weather is typically warmer and dryer in the summer months. In addition, buyers with children tend to close on their purchase and relocate over the summer so that they may register their keiki-children in the area school district prior to the start of the school year.

During the winter months, once the holidays are behind, buyers tend to get serious about real estate shopping in mid-January. If a contract is agreed upon, the sales transaction will typically take 30 to 60 days to close. Thus sales are typically recorded in late February, March or April.
