The proper Hawaiian/English spelling is Kula 'I'o and speaks perfectly for all that is best about the District of Kula in Upcountry Maui. Wailea - 4 sales The sales of Wailea homes were spread evenly among the neighborhoods of Wailea Kai, Wailea Kialoa, and Wailea Golf Estates and Wailea Golf Vistas.
Kihei - 11 sales and what a range from a South Kihei ocean front home near Cove Park to several homes in North and South Kihei under $300,000.
Maui Meadows - O sales for the month of December.
Maui ocean front real estate sales for the month of December are as follows:Residential - There were 2 sales. This month's closings occurred on opposite areas of the Island. The first in South Maui near Cove Park on Iliili Road and the second sale within Kuau, along the North Shore of Maui. Both properties offer a rich lifestyle beyond the views of the ocean's heartbeat and vistas. Within footsteps away are the offerings of surfing, windsurfing. stand-up paddle boarding, diving and a host of restaurants and social activities nearby.35 Condo Sales: In December there were 35 Maui ocean front condomium sales. 9 units closed in the newly constructed Honua Kai located on the north end of Ka'anapali Resort. The high sale this month was one of the Residences at Kapalua Bay closing in at $5,000,000. The low sale was a leasehold condominium at Kealia located North Kihei. This unit closed at $128,000!
Land - This month there were no Maui ocean front land sales.

Here is a breakdown of all the residential sales by price that occurred in Maui County for entire year of 2009. Homes prices:
Over $3,000,000: 10 sales
$2,000,000 to $2,999,000: 22 sales
$1,000,000 to $1,999,999: 62 sales
$750,000 to $999,999: 65 sales
$500,000 to $749,999: 188 sales
$0 to $499,999: 349 sales! Within this range, 18 homes closed under $250,000.
It's clear from these figures what sector of the market is in the driver's seat.
These statistics include properties that are leasehold and residential condominiums.
More data regarding the Maui luxury real estate market:
Currently there are 82 Maui homes for sale that priced between $2,000,000 and $3,000,000. As of today, there are 3 homes pending/under contract.
In 2009, throughout Maui County there were 22 homes that sold within this price point. Three of these properties were Maui ocean front homes.
Breaking sales down by area:
West Side - Lahaina, Ka'anapali to Kapalua: 12 sales
South Side - Kihei, Wailea and Makena: 4 sales
Upcountry - Makawao, Pukalani and Kula: 2 sales
North shore - Haiku, Spreckelsville and Paia: 3 sales
Central Maui - Kahului, Wailuku to Kahakuloa: 1 sale
Interesting statistic: For how small an area Paia and Spreckelsville is, there were three sales that occurred in '09. Has the North Shore of Maui become more desirable? Or, perhaps the price point in this coastal area not typically labeled as "resort" fueled a greater draw? I think we could talk converse about this topic for a while. But I'll save that for another day.
Yesterday morning on my drive through Paia Town, the traffic halted me at the stop light. There is always lots of eye candy to absorb while sitting in a red light on the corner of Baldwin Avenue and Hana Highway. This morning it was the new color of a vibrant ocean blue for corner building famed by the Paia Fish Market. The personality of Paia Town is alive with vibrant, youthful energy. I think the new color is a good match for the town's character.

Some interesting statistics for Maui's high end market.Maui luxury real estate in excess of $3,000,000.Currently, there are 127 homes on Maui actively listed on the market for $3,000,000 or higher. Of the 127 homes, 59 are priced in excess of $5,000,000. Today, there is only 1 pending sale, undercontract over $3mil. In 2009, 10 homes sold in excess of this price point.Of the 10 sales, 8 were oceanfront properties. The other two Maui luxury homes were located on the Island of Lanai and the second at Makila Plantation II, Launiupoko, Lahaina.Of the 10 sales that occurred during '09, 4 of the properties closed over $5,000,000. All of these were Maui ocean front properties.
December sales for the Upcountry Maui Real Estate market proved to be a banner month, if you compare it to the activity, or lack of it that occurred in November '09.
Kula real estate sales increased significantly with 7 home closings. Three of the seven were for a million or more.
Pukalani homes closed 4 sales, 2 of these were residential condos at the Cottages of Kulamanu.
Makawao real estate pricing has suffered with the number of bank owned properties. Of the 5 homes that closed this month, 3 were bank owned properties.

Residential Sales posted a 17-month high (90 sales) and Condo Sales rose to 80 units. Land sales dropped to 9 lots.
December's Median SALES prices - Homes rose to $477,000 while Condos remained nearly steady at $401,500. Land slumped to $305,000.
Real estate activity for the month of December was unusually busy. Typically at this time of year residents and visitors are distracted by the holiday buzz of shopping and gatherings. However, this month found most of the Realtor community actively showing properties and reviewing offers. A great sign or indicator that buyer confidence is improving.
