Celebration of Christmas

Everyone celebrates holidays differently throughout the globe, nation and within our Islands. This Christmas morning I woke at dawn and headed to the South Shore of Maui to go out for a romp on my canoe with friends. Lucky for us, we received a wonderful bonus of witnessing a mother humpback whale caring gently for her new born calf.

We were on the water by 7:30 a.m. and back on shore loading the boats on our vehicles by 10:00 am. Enough time to return, baste the turkey in the oven, nibble on a quick breakfast, prep more food, catch a quick nap and celebrate the remaining day with friends and family.

Makawao Avenue over the Holidays

I love it! Every year the residents of this home on Makawao Avenue dress up their entire front lawn with props and lights. A bit over done, but just the same I always smile when I drive by.
Tomorrow is Christmas Eve. Cookie baking, last minute shopping, wrapping presents or prepping a special meal. Tomorrow I'll be busy cooking a large pot of home made French Onion Soup. However you share your traditions and your holiday, I hope it is filled with joy and festivities with friends and family.

Upcountry Maui - Crazy Weather!

This morning I was awoken by rapid lightning and loud bursts of thunder which then progressed into a tumultuous downpour of rain. The dangerous flash flood warning kind of rain. In a matter of 20 minutes the rain turned into a dense hail storm and lasted for about another half hour! My grass was covered with M&M sized ice drops. This has been a very interesting year of weather oddities or awe-dities! By 9:30 a.m. the skies had cleared to blue and the sun was intensely shining and showing no indication of the morning drama.

Maui Ocean Front Sales - November '09

In November , there were 19 Maui ocean front properties that sold/closed in the month of November. Of the 19 sales, there was 1 home sale while the remaining 18 were ocean front condominiums. The breakdown of sales by area is as follows:
  • West Maui oceanfront sales: 12 - 7 occurred in the Honokowai/Kahana/Napili area; 1 in Kapalua; 4 in Ka'anapali of which 3 sales were within Honua Kai.
The single residential sale was a North Shore ocean front home in the heart of Paia Town! As luck would have it, the property was active on the market less than a month.

South Maui Real Estate - November '09 Sales

Here are the home sales for Kihei, Wailea and Makena real estate for the month of November:

Kihei - 11
The high sale was a home in Moana Estates located in South Kihei and closed at $1,100,000. The low sale was a bank owned property in Central Kihei at $356,000. The average days on the market this month was 241 days. Six of the eleven sales were bank-owned properties.

Further South, the sales for Maui Meadows, Makena and Wailea real estate were minimal for November.

North Shore Maui Surf - Exceptional and Beautiful

Tuesday morning I drove down to Spreckelsville to take my dogs for a walk along Stable Road. As I descended in elevation, I noticed a haze across the shoreline extending up into the cane fields above Pai'a Town and beyond the Kahului Airport. What appeared to look like smoke, was instead a thick mist of salt spray in the air. In all my years of living along the North Shore of Maui, I have never witnessed anything like this. It penetrated my nostrils and smelled of clean, crisp ocean. The combination of light winds and high surf created this dense fog along the north shore coastline and extended from Haiku into Kahului.

The news of the high surf brought an incredible amount of traffic through Hana Highway into Paia Town. Residents and visitors alike were car-bound and headed for either Ho'okipa Beach Park or the infamous "Jaws" surf spot in Peahi. For more details see today's Maui News.

North Shore Maui Real Estate - November '09 Sales

The North Shore Maui real estate market fared well for November, especially the Spreckelville-Paia real estate market. The area outside of Paia known as Spreckelsville remains highly desirable as it is just a five minute car trip to Kahului Town, Costco and the airport. It is also within easy walking distance to Baldwin Beach Park and the Maui Country Club. All the wonderful conveniences are coastal living are here just outside Paia Town. At trip up Baldwin Avenue will take you to some of Maui's finest private schools in a matter of 10 -20 minutes. Ride your bike or walk to town for a bite to eat. It's no wonder this area remains sought after and this month three properties closed in this microscopic neighborhood.

Haiku real estate for the month of November fared well with five sales. Home sales ranged from $340,000 to $910,000.

North Shore -Land Sales: 2 Vacant land sales throughout Maui have been sluggish. Haiku is no different.

Maui Food Bank - Holiday Drive

The Realtor's Association of Maui kicked off its annual Food Bank drive for the year.

This year I am chairing our Drive to raise $10,000 in cash donations. To date, we have raised $3,300 in cash and an undetermined amount of canned goods and food supplies. Not the best month of the year for the Upcountry Maui real estate market. On the other hand, there was a beautiful 4,000 sq.ft. home purchased in Kula on 12 acres of land that closed at $2.4 million.

Maui Real Estate - November Statistics

November sales dipped somewhat: 67 homes (71), 69 condos (61) and 17 land (8) sales (October sales). Average sale prices for November fell slightly in homes and condos. Residential slipped to $465,000 from $487,000 last month. Condos dropped slightly to $400,000 from $400,842. Land prices increased to $450,000 from $306,250 last month.

Year to Date: Residential unit sales declined (-31%), average sold price = $718,603 (-14%), median price = $500,000 (-14%) and total dollar volume sold = $423,975,910 (-41%). Condo unit sales declined (-1%), average sold price = $711,789 (-23%), median price = $464,500 (-16%). Total Condo dollar volume sold = $529,570,658 (-24%).

Again, more evidence that the market is being driven by REO's and short sale inventory. Days on Market figures show that properties priced right will sell in a reasonable time frame. “Priced Right” is still the determining factor. The BEST Deals are selling, everything else is getting old.

North Shore of Maui - Caution! Giant Surf

Maui residents and visitors have been cautioned by the County of Maui to take care and respect the giant surf that is expected to hit the islands this weekend and peak on Monday. Monday's swells are expected to reach 20 - 30 feet along the North Shore of Maui with the outer reef swells reaching 40 to 50 feet. The areas of Maui most likely to be effected are the shores along Spreckelsville, Paia, Kuau, Kapalua and Paukukalo. See more details posted in the Maui News. Rules of thumb:
  • Never turn your back to the waves.
  • Never underestimate the power of the ocean and water for that matter.
  • If you are not sure about the surf on the shoreline of the ocean or beach, don't go in. Don't assume. Stay out. Observe. Observe for a while longer. Speak to other surfers or beach goers first.
  • The ocean can be wonderful, tranquil and and an enjoyable activity for both sport and leisure. HOWEVER, it can be very deceiving and dangerous. Waves come in swells. In fifteen or twenty minutes, the waves can turn from fun to dangerous.
  • Be safe. Have fun!

Kula Real Estate - Price Reduction Brings on Buyers

We lowered the price to $750,000 Kula home and it worked. As of today, we have two over full priced offers and have opened escrow with the first offer and the second offer in a back-up position.
This is a sign of the Maui real estate market. Price the property well and it will sell. Today with the amount of inventory on the market, Buyers feel that time is on their side. The smart Seller will consider creating a sense of urgency to bring Buyers to the negotiating table.

Auction - Molokai Estate


Recently software mogul John McAfee's Molokai ocean front estate was sold by way of an auction. The property was listed locally with services of Auction Company of America. The home blended Hawaiian with an Asian flair and consisted of over 5,600 square feet of interior living space 4 bedrooms, 5 baths, pool ocean front property was located on 5.34 acres within Papohaku Ranchlands and Kaluakoi Resort. Question. Did the auction company obtain a better sale price than a conventional Realtor? Most likely no. However, it may have fueled the sale on a property that may have sat on the market for years. Originally listed at $4,900,000. The estate recently closed for $1,661,000.

Maui Ocean Front Homes - Sales for October

There were two beautiful Maui ocean front homes that sold in October and both homes were located in South Maui. The first home was perched cliff side at Makena Landing, a small boat harbor used predominantly by dive and kayaking enthusiasts.

The second sale was a stunning home on the north end of Kama'ole One Beach Park at 2260 South Kihei Road. Both homes were well built with beautifully appointed interiors. The price point difference between the two sales is justified by the sandy beach front location just beyond the living room and lanai area. Kama'ole One is one of the most beautiful and user friendly beaches on Maui. Daily, at dawn, the parking area becomes the focal point for swimmers, joggers, runners, paddle boarders, canoe paddlers who arrive at dawn for their morning workout. As the day progresses, the fitness group wanes to visitors and residents enjoying sunshine and a dip in the typically tranquil aqua marine blue waters. At sunset, the beach fills with revelers who come down to peacefully watch the sun dip into the Pacific.

Maui Short Sale & Bank Owned Properties - October Sales

During the month of October, 22 of the 71 residential sales were either short sales or bank owned properties. Breaking this sector of Maui home sales down further, 12 were bank owned and 10 were short sales.

The most notable was a sale within the Bluffs at Maui Lani that closed at $680,000. This home was first listed on the market for $1,495,000 in April of '07. The home was situated on a beautiful lot with golf course frontage and views of Kahului Harbor. The floor plan was the the thorn that brought this home's value down more than any other aspect. Kula Elementary School Harvest Festival

This year's 22nd Annual PTA Kula School Harvest Festival is on Saturday, November 21 at the campus in beautiful Upcountry Maui. This is a great outing for the entire family, with games for the keiki, prizes, bouncing castles and a kiddie bookstore. Adults will delight in unique craft items, silent auction, country store with fresh Kula flowers and produce and entertainment throughout the day. There will also be specialty food booths featuring upcountry restaurants. The Harvest Festival is from 9 a.m. to 2:00 p.m. Parking and admission are free!

Maui Real Estate: October Statistics '09

The number of sales for October were up somewhat: 71 homes (53) , 61 condos (62) and 8 land (10) sales. (September sales) Sales prices also rose for homes and condos: Residential $487,000 up from $450,000 last month. Condos $400,842, up from $306,250 last month.
Year to date residential sales have declined 34% since the beginning of the year. Average home sale price year to date: $717,455. Median home sales price = $500,000.

Maui Meadows-Kihei Real Estate: October Sales

This month there were 17 residential sales in the Kihei real estate district. Sale prices ranged from 7 million for stunning South Maui ocean front home next to Kama'ole I Beach Park, to $250,000 for a modest 33 year old home in North Kihei. Average days on the market this month: 264.

There were 3 closings within Maui Meadows this month. One was a short sale. High sale closed at $1,150,000 and the low sale, a bank owned property closed at $620,000. Average days on the market = 199.

Wailea-Makena Real Estate: October Sales

I'm feeling positive that Winter 2009 and Spring 2010 will prove better than late summer and early fall 2009 for Wailea-Makena real estate. Late summer historically tends to be the lowest in sales activity for Wailea-Makena.

This is typically NOT the best time of year for Sellers. However, there are a number of investors snooping and shopping, sensing perhaps that our market has hit bottom.

Wailea-Makena: 2
The high sale was a Makena ocean front home that sold for $4,300,000. This property was originally priced at $6.8 million. I past by this home often as it is perched above Makena Landing. which is one of my favorite launching sites for my canoe. Makena Landing is a small boat ramp park. On weekends it is busy with activity from kayakers, stand up and canoe paddlers and scuba divers. The snorkeling outside the launch area is terrific and filled with turtles and a plethora of fish.

The low sale this month was within Wailea Pualani Estates at a price of $1,025,000. Average days on the market for these two properties: 379

North Shore Maui Real Estate: October Sales

The months are ticking by! It's time to start shopping and planning for the holidays! Between Thanksgiving, Christmas, Hanukkah and the New Year festivities, this time of year becomes fun, festive and a flurry of social, business and family gatherings. As a result, Maui real estate sales typically slow from mid-November through mid-January. In any event, October and Halloween are over and fall is clearly evident in the evening and morning air.

Here are the residential sales that occurred for North Shore Maui real estate in the month of October:

Paia, Spreckelsville & Kuau: 3
Regarding the Paia, Spreckelsville real estate market, 2 of the 3 homes that sold this month were located within Kuau Bay View. Last time I listed a home in this subdivision was over three years ago. In 2006 and it sold for $749,000. Looking at the history of sales this month within the Paia real estate residential market, sale prices are back to 2003 - 2004 values.
The high sale this month was a home in Kuau Bay View Estates at $530,000. The low was a home in Skill Village which recorded at $375,000. Average days on the market this month: 146.


Haiku - 1

Haiku real estate residential sales. What??? Where are YOU!? This month there was just 1 sale. A 963 sf, 3 bedroom, 1 bath residential condominium for $320,000.

Upcountry Maui Real Estate - October Sales

Here are the residential sales for October for Upcountry Maui real estate:

Kula - 8
Kula real estate home sales picked up dramatically in October from the previous month of zero in September. The high sale for the month was a home within the Kula Manu neighborhood closing at $730,000. The low sale closed at $300,500. There were 9 offers on this property as the list price was so low it became a bidding war. Average days on the market: 180. Three of the eight home sales were bank owned; one was a short sale.

Pukalani - 4
Only one of the four Pukalani homes for sale that closed was a bank owned property. The high sale this month closed at $620,000 and the low sale this month for $360,000. Average days on the market = 185.

Makawao - 2
Regarding Makawao homes for sale, both sales occurred in the Hali'imaile area. The high sale was $1,075,000 for a circa 1930's, 1.18 acre plantation estate on Baldwin Avenue. This home was originally listed for $2,250,000 in August 2007. It was purchased in June of 2005 for $1,600,000.
The low sale was a modest plantation home in Hali'imaile Camp and closed at $437,500. Originally listed at $450,000, this plantation home had a rush of activity and was on the market just 93 days from list date to sale date. Another example of how important proper pricing is in today's market.

Kona Weather on Maui

This has been the most unusual October that I can remember on Maui! I have lived here on this island for nearly 30 years and over half of my life. Typically, by mid-October the weather is noticeably cooler.

Kona in Hawaiian means South. Typically when winds blow from the South they bring the volcanic smoke or "vog" from the Kilauea Volcano located on Big Island of Hawai'i. Since 1983, this volcano has consistently remained active. In more recent years the flow and "vog" have progressively become more visible on the neighboring islands when we have bouts of "Kona" weather. Recently we've had a two week stretch of hazy, muggy, hot weather with a very slight southerly breeze. The nasty warm weather has many positive traits. The ocean is calm and tranquil. The surf is ever so glassy. The evenings are wonderfully balmy and pleasant and very quiet. Although the days are intense with heat and humidity, the afternoon hours in Upcountry Maui are overcast with clouds from all the humid, convective air. Personally, I am enjoying this atypical weather pattern. Then again, I live Upcountry on Maui.

Maui 'Ukulele Festival - 2009

This year's festival takes place next Sunday, October 18th from 2 p.m. until 6 p.m. I love the Slack Key Festival and the Ukulele Festival as both events reflect a commitment to the Hawaiian culture and our many wonderful and talented musicians.

Maui Real Estate - Statistics for September '09

Maui Real Estate sales for the month of September are out.
Median Sales prices declined across the board – Residential: $450,000, Condos: $306,250 and Land: $712,500.

To quote the report:
"IN A NUT SHELL...... the good, the bad….. AND THE ROAD AHEAD ……
Inventory shrank somewhat in Residential (9.9%) and Condo (14.8%) classes since April ’09. Similar to latest reports from many mainland markets, our market seems bouncing along at the bottom. The large inventory includes many short sales and REO (bank owned) properties which will need to be absorbed as sales before we can move ahead to a more normal marketplace."

Kula Real Estate - Vacant Land Sales

Vacant land sales have slowed down more than any other sector of the market. With home prices dropping, the trend of most Buyers today is to take advantage of glut of existing homes on the market. Here on Maui and across the State land pricing has lagged behind the downward trend of home values. As a result it is more cost effective to buy an existing home than built from scratch. Add to the mix the difficulty to obtain financing as land loans now require 35/65 loan-to-value for a purchase.
FYI, I just closed on a gorgeous and rare one acre parcel of rural zoned land in Kula located on Ainakula Road for $550,000. The buyer is optimistic of a market turn and is moving forward in his construction of a luxury ultra-modern and green home with over 3,500 sq.ft. of interior living space. I applaud this buyer in his optimism and believe he has made a land purchase that is an exceptional opportunity.

South Maui Home Sales - September

Wailea/Makena real estate: 0
Activity waned for home sales in the Makena/Wailea real estate in September. However, there are five pending sales.

Maui Meadows real estate: 2
Interesting that the sales this month were both properties with just the cottage or ohana and no main house. Price average: $512,500. Average days on the market for Maui Meadows: 74

Kihei real estate: 13
The median price of homes sold in Kihei for the month of September was $450,000. The low sales were at $360,000. The high sale was an oceanfront home Uluniu Road located behind Azeka's Marketplace. Average of days on the market for September: 235. The low end sales were either a bank owned property (4) or a short sale (1). If we remove the ocean front home, the high sale this month was a home in Kihei Ali'i Kai which closed at $700,000.

Maui real estate continues to be driven by the lower end sector of the market.

South Maui Ocean Front Sale

There are 4 ocean front homes in South Maui under contract and a sale for the month of September at 1166 Uluniu Road. Uluniu Road is located in Central Kihei behind Azeka's Marketplace. This property was an REO or a bank owned home. Interesting, it took reducing the price below two million to draw a flurry of interest. The property closed over a half a million over the list price. Homes along Uluniu Road are not really ocean or beach front. The State of Hawaii owns a remnant portion of land between the ocean and the property's ocean side property line. There is a shallow barrier reef off the shore, preventing large waves from crashing on to the beach.

Upcountry Maui Real Estate - September 2009

Here are the residential sales that occurred during the month of September residential sales for Upcountry Maui real estate:

Kula - 0
Kula real estate home sales were nil in September. This month should fair better as there are several homes that have closed in the first week of October.

Pukalani - 5
Three of the five Pukalani homes were bank owned properties. The median sale price this month was $430,000. The high sale this month sold at $705,000 and the low sale this month closed for $275,000. Average days on the market = 141.

Makawao - 7
As far as Makawao homes for sale, there were seven closings in September. The median sales price was $360,000.
The high sale was $265,000 and the low sale at $265,000. Average time on the market was 190 days. One property was an REO, or bank owned home.

Haiku home sales - 5
The median home sale for Haiku real estate during the month of September was $635,000. The low sale closed at $350,000, an REO or bank owned property. Whereas the high sale closed at $3,760,000 for a 5,300 s.f. 4 bedroom, 4.5 bath ocean front estate on 5 acres in Manawai. Average days on the market dropped from 183 days for August closings, to 148 days for September closings.

Spreckelsville-Paia-Kuau home sales - 1
This 1953 home was located in Kuau behind the Kuau Mart. Once the price dropped from $795,000 to $665,000, the Buyer showed up.

Pending Sales Surge in September

September was a busy month for residential, condo and vacant land transactions for Maui real estate. 166 properties changed from Active Listings to Pending Sales. What a surge from the month of August's postings of 111 Pending Sales. A 33% increase in activity. 93 of the transactions were residential sales, 63 condominiums and 10 vacant land transactions.
