I started posting this data yesterday and started with Haiku residential real estate sales. Today I am focusing on the home sales in the Kula-Ulupalakua-Kanaio area.
The district of Kula is sought after by many for its idyllic temperate weather patterns, open, rural landscape and gorgeous down country, multi-island views. The calm weather, cloud patterns and rich soil provide the Kula area as an ideal location for farming corn, strawberries, onions, leafy greens and other crops.

Residential home sales in the Kula real estate market tend to be a bit less seasonal than the North shore Haiku area. Typically though, buyers with children tend to relocate over the summer so that they may register their kids in the area school district prior to the start of the school year. As such, there is always a surge of activity in early spring and summer. It does appear that the number of sales are improving.
Residential sales throughout the Maui real estate market wanes starting just around Thanksgiving and continues to remain soft through the first of the New Year. After the seasonal winter holiday celebrations have subsided and normal living patterns return, buyers tend to get serious about real estate shopping in late January. Sales transaction will typically take 30 to 60 days to close. Thus if a contract is agreed upon in early February, the sale is typically recorded in late March or April.
