Here are January's closings for residential real estate in Upcountry Maui:

Kula home sales realized three closings in January.

There were six closings for Pukalani real estate last month. The high sale at 21 Poha Place in Kula 200. This 2 acre subdivision is within the Pukalani district, though many Realtors confuse to be a part of Kula because the name of the subdivision. Two of the six were located within the Cottages of Kulamalu which is near the new Long's Drugs Store.

Makawao real estate home sales realized two closings for January and both under $450K.

North Shore Maui Real Estate - January '10 Sales

It's been a rather sleepy month for North Shore Maui real estate activity. Never mind though, January sales typically lag in activity after the winter holidays.

Nevertheless, there was some sales activity to speak of for the Spreckelsville and Paia real estate market as January posted three closings.

Haiku is a much larger more rural and agricultural zoned area. However, January posted only one closing and a probate sale at that. Not an impressive comparable at all!

Over $3,000,000: 10 sales
$2,000,000 to $2,999,000: 22 sales
$1,000,000 to $1,999,999: 62 sales
$750,000 to $999,999: 65 sales
$500,000 to $749,999: 188 sales
$0 to $499,999: 349 sales! Within this range, 18 homes closed under $250,000.

It's clear from these figures what sector of the market is in the driver's seat.
These statistics include properties that are leasehold and residential condominiums.

Currently there are 82 Maui homes for sale that priced between $2,000,000 and $3,000,000. As of today, there are 3 homes pending/under contract.
In 2009, throughout Maui County there were 22 homes that sold within this price point. Three of these properties were Maui ocean front homes.

Yesterday morning on my drive through Paia Town, the traffic halted me at the stop light. There is always lots of eye candy to absorb while sitting in a red light on the corner of Baldwin Avenue and Hana Highway. This morning it was the new color of a vibrant ocean blue for corner building famed by the Paia Fish Market.

The personality of Paia Town is alive with vibrant, youthful energy. I think the new color is a good match for the town's character.

North Shore Maui Real Estate - December '09 Sales

The North shore Maui real estate market remained steady with the relatively the same amount of sales as November '09.

Haiku real estate sales for December had 5 home sales; 3 were bank owned properties. All the bank owned properties closed under $500,000.

Spreckelsville and Paia real estate had 2 properties that closed in December. Interesting that both of the closings this month were residential condos. The ocean front Kuau home was three separate condominiums, but purchased as a complete package rather than individually.

Maui Real Estate - 2009 Sales over 3 Million

Some interesting statistics for Maui's high end market.
Maui luxury real estate in excess of $3,000,000.

Currently, there are 127 homes on Maui actively listed on the market for $3,000,000 or higher. Of the 127 homes, 59 are priced in excess of $5,000,000. Today, there is only 1 pending sale, undercontract over $3mil. In 2009, 10 homes sold in excess of this price point.

Of the 10 sales, 8 were oceanfront properties. The other two Maui luxury homes were located on the Island of Lanai and the second at Makila Plantation II, Launiupoko, Lahaina.

Of the 10 sales that occurred during '09, 4 of the properties closed over $5,000,000. All of these were Maui ocean front properties.

Upcountry Real Estate - December '09 Sales

December sales for the Upcountry Maui Real Estate market proved to be a banner month, if you compare it to the activity, or lack of it that occurred in November '09.

Kula real estate sales increased significantly with 7 home closings. Three of the seven were for a million or more.
Pukalani homes closed 4 sales, 2 of these were residential condos at the Cottages of Kulamanu.
Makawao real estate pricing has suffered with the number of bank owned properties. Of the 5 homes that closed this month, 3 were bank owned properties.

Maui Real Estate Statistics - December '09

Residential Sales posted a 17-month high (90 sales) and Condo Sales rose to 80 units. Land sales dropped to 9 lots.

December's Median SALES prices - Homes rose to $477,000 while Condos remained nearly steady at $401,500. Land slumped to $305,000.

Real estate activity for the month of December was unusually busy. Typically at this time of year residents and visitors are distracted by the holiday buzz of shopping and gatherings. However, this month found most of the Realtor community actively showing properties and reviewing offers. A great sign or indicator that buyer confidence is improving.

Celebration of Christmas

Everyone celebrates holidays differently throughout the globe, nation and within our Islands. This Christmas morning I woke at dawn and headed to the South Shore of Maui to go out for a romp on my canoe with friends. Lucky for us, we received a wonderful bonus of witnessing a mother humpback whale caring gently for her new born calf.

We were on the water by 7:30 a.m. and back on shore loading the boats on our vehicles by 10:00 am. Enough time to return, baste the turkey in the oven, nibble on a quick breakfast, prep more food, catch a quick nap and celebrate the remaining day with friends and family.

Makawao Avenue over the Holidays

I love it! Every year the residents of this home on Makawao Avenue dress up their entire front lawn with props and lights. A bit over done, but just the same I always smile when I drive by.

Tomorrow is Christmas Eve. Cookie baking, last minute shopping, wrapping presents or prepping a special meal. Tomorrow I'll be busy cooking a large pot of home made French Onion Soup. However you share your traditions and your holiday, I hope it is filled with joy and festivities with friends and family.

Upcountry Maui - Crazy Weather!

This morning I was awoken by rapid lightning and loud bursts of thunder which then progressed into a tumultuous downpour of rain. The dangerous flash flood warning kind of rain. In a matter of 20 minutes the rain turned into a dense hail storm and lasted for about another half hour! My grass was covered with M&M sized ice drops. This has been a very interesting year of weather oddities or awe-dities! By 9:30 a.m. the skies had cleared to blue and the sun was intensely shining and showing no indication of the morning drama.

In November , there were 19 Maui ocean front properties that sold/closed in the month of November. Of the 19 sales, there was 1 home sale while the remaining 18 were ocean front condominiums. The breakdown of sales by area is as follows:

West Maui oceanfront sales: 12 - 7 occurred in the Honokowai/Kahana/Napili area; 1 in Kapalua; 4 in Ka'anapali of which 3 sales were within Honua Kai.

South Maui ocean front sales: 6 - 3 occurred in Wailea of which 2 were within Wailea Beach Villas; 2 in South Kihei; 1 sale in Ma'alae'a.

The single residential sale was a North Shore ocean front home in the heart of Paia Town! As luck would have it, the property was active on the market less than a month.

The high sale was a home in Moana Estates located in South Kihei and closed at $1,100,000. The low sale was a bank owned property in Central Kihei at $356,000. The average days on the market this month was 241 days. Six of the eleven sales were bank-owned properties.

Further South, the sales for Maui Meadows, Makena and Wailea real estate were minimal for November.

North Shore Maui Surf - Exceptional and Beautiful

Tuesday morning I drove down to Spreckelsville to take my dogs for a walk along Stable Road. As I descended in elevation, I noticed a haze across the shoreline extending up into the cane fields above Pai'a Town and beyond the Kahului Airport. What appeared to look like smoke, was instead a thick mist of salt spray in the air. In all my years of living along the North Shore of Maui, I have never witnessed anything like this. It penetrated my nostrils and smelled of clean, crisp ocean. The combination of light winds and high surf created this dense fog along the north shore coastline and extended from Haiku into Kahului.

The news of the high surf brought an incredible amount of traffic through Hana Highway into Paia Town. Residents and visitors alike were car-bound and headed for either Ho'okipa Beach Park or the infamous "Jaws" surf spot in Peahi. For more details see today's Maui News.

North Shore Maui Real Estate - November '09 Sales

The North Shore Maui real estate market fared well for November, especially the Spreckelville-Paia real estate market. The area outside of Paia known as Spreckelsville remains highly desirable as it is just a five minute car trip to Kahului Town, Costco and the airport. It is also within easy walking distance to Baldwin Beach Park and the Maui Country Club. All the wonderful conveniences are coastal living are here just outside Paia Town. At trip up Baldwin Avenue will take you to some of Maui's finest private schools in a matter of 10 -20 minutes. Ride your bike or walk to town for a bite to eat. It's no wonder this area remains sought after and this month three properties closed in this microscopic neighborhood.

Maui Food Bank - Holiday Drive

Maui Real Estate - November Statistics

November sales dipped somewhat: 67 homes (71), 69 condos (61) and 17 land (8) sales (October sales). Average sale prices for November fell slightly in homes and condos. Residential slipped to $465,000 from $487,000 last month. Condos dropped slightly to $400,000 from $400,842. Land prices increased to $450,000 from $306,250 last month.

Year to Date: Residential unit sales declined (-31%), average sold price = $718,603 (-14%), median price = $500,000 (-14%) and total dollar volume sold = $423,975,910 (-41%). Condo unit sales declined (-1%), average sold price = $711,789 (-23%), median price = $464,500 (-16%). Total Condo dollar volume sold = $529,570,658 (-24%).

Again, more evidence that the market is being driven by REO's and short sale inventory. Days on Market figures show that properties priced right will sell in a reasonable time frame. “Priced Right” is still the determining factor. The BEST Deals are selling, everything else is getting old.

North Shore of Maui - Caution! Giant Surf

Maui residents and visitors have been cautioned by the County of Maui to take care and respect the giant surf that is expected to hit the islands this weekend and peak on Monday. Monday's swells are expected to reach 20 - 30 feet along the North Shore of Maui with the outer reef swells reaching 40 to 50 feet. The areas of Maui most likely to be effected are the shores along Spreckelsville, Paia, Kuau, Kapalua and Paukukalo. See more details posted in the Maui News. Rules of thumb:

Never turn your back to the waves.
Never underestimate the power of the ocean and water for that matter.
If you are not sure about the surf on the shoreline of the ocean or beach, don't go in. Don't assume. Stay out. Observe. Observe for a while longer. Speak to other surfers or beach goers first.
The ocean can be wonderful, tranquil and and an enjoyable activity for both sport and leisure. HOWEVER, it can be very deceiving and dangerous. Waves come in swells. In fifteen or twenty minutes, the waves can turn from fun to dangerous.

Maui Ocean Front Homes - Sales for October

The number of sales for October were up somewhat: 71 homes (53) , 61 condos (62) and 8 land (10) sales. (September sales) Sales prices also rose for homes and condos: Residential $487,000 up from $450,000 last month. Condos $400,842, up from $306,250 last month.
Year to date residential sales have declined 34% since the beginning of the year. Average home sale price year to date: $717,455. Median home sales price = $500,000.

Maui Meadows-Kihei Real Estate: October Sales

This month there were 17 residential sales in the Kihei real estate district. Sale prices ranged from 7 million for stunning South Maui ocean front home next to Kama'ole I Beach Park, to $250,000 for a modest 33 year old home in North Kihei. Average days on the market this month: 264.

There were 3 closings within Maui Meadows this month. One was a short sale. High sale closed at $1,150,000 and the low sale, a bank owned property closed at $620,000. Average days on the market = 199.

Wailea-Makena Real Estate: October Sales

I'm feeling positive that Winter 2009 and Spring 2010 will prove better than late summer and early fall 2009 for Wailea-Makena real estate. Late summer historically tends to be the lowest in sales activity for Wailea-Makena.

This is typically NOT the best time of year for Sellers. However, there are a number of investors snooping and shopping, sensing perhaps that our market has hit bottom.

Wailea-Makena: 2
The high sale was a Makena ocean front home that sold for $4,300,000. This property was originally priced at $6.8 million. I past by this home often as it is perched above Makena Landing. which is one of my favorite launching sites for my canoe. Makena Landing is a small boat ramp park. On weekends it is busy with activity from kayakers, stand up and canoe paddlers and scuba divers. The snorkeling outside the launch area is terrific and filled with turtles and a plethora of fish.

The low sale this month was within Wailea Pualani Estates at a price of $1,025,000. Average days on the market for these two properties: 379

North Shore Maui Real Estate: October Sales

The months are ticking by! It's time to start shopping and planning for the holidays! Between Thanksgiving, Christmas, Hanukkah and the New Year festivities, this time of year becomes fun, festive and a flurry of social, business and family gatherings. As a result, Maui real estate sales typically slow from mid-November through mid-January. In any event, October and Halloween are over and fall is clearly evident in the evening and morning air.

Here are the residential sales that occurred for North Shore Maui real estate in the month of October:

Paia, Spreckelsville & Kuau: 3
Regarding the Paia, Spreckelsville real estate market, 2 of the 3 homes that sold this month were located within Kuau Bay View. Last time I listed a home in this subdivision was over three years ago. In 2006 and it sold for $749,000. Looking at the history of sales this month within the Paia real estate residential market, sale prices are back to 2003 - 2004 values.
The high sale this month was a home in Kuau Bay View Estates at $530,000. The low was a home in Skill Village which recorded at $375,000. Average days on the market this month: 146.

Haiku - 1
Haiku real estate residential sales. What??? Where are YOU!? This month there was just 1 sale. A 963 sf, 3 bedroom, 1 bath residential condominium for $320,000.

Upcountry Maui Real Estate - October Sales

Here are the residential sales for October for Upcountry Maui real estate:

Kula - 8
Kula real estate home sales picked up dramatically in October from the previous month of zero in September. The high sale for the month was a home within the Kula Manu neighborhood closing at $730,000. The low sale closed at $300,500. There were 9 offers on this property as the list price was so low it became a bidding war. Average days on the market: 180. Three of the eight home sales were bank owned; one was a short sale.

Pukalani - 4
Only one of the four P ukalani homes for sale that closed was a bank owned property. The high sale this month closed at $620,000 and the low sale this month for $360,000. Average days on the market = 185.

Makawao - 2
Regarding Makawao homes for sale, both sales occurred in the Hali'imaile area. The high sale was $1,075,000 for a circa 1930's, 1.18 acre plantation estate on Baldwin Avenue. This home was originally listed for $2,250,000 in August 2007. It was purchased in June of 2005 for $1,600,000.
The low sale was a modest plantation home in Hali'imaile Camp and closed at $437,500. Originally listed at $450,000, this plantation home had a rush of activity and was on the market just 93 days from list date to sale date. Another example of how important proper pricing is in today's market.

Hoku Olulani - Kula Estate

Kona Weather on Maui

This has been the most unusual October that I can remember on Maui! I have lived here on this island for nearly 30 years and over half of my life. Typically, by mid-October the weather is noticeably cooler.

Kona in Hawaiian means South. Typically when winds blow from the South they bring the volcanic smoke or "vog" from the Kilauea Volcano located on Big Island of Hawai'i. Since 1983, this volcano has consistently remained active. In more recent years the flow and "vog" have progressively become more visible on the neighboring islands when we have bouts of "Kona" weather. Recently we've had a two week stretch of hazy, muggy, hot weather with a very slight southerly breeze. The nasty warm weather has many positive traits. The ocean is calm and tranquil. The surf is ever so glassy. The evenings are wonderfully balmy and pleasant and very quiet. Although the days are intense with heat and humidity, the afternoon hours in Upcountry Maui are overcast with clouds from all the humid, convective air. Personally, I am enjoying this atypical weather pattern. Then again, I live Upcountry on Maui.

Maui Real Estate sales for the month of September are out.

Median Sales prices declined across the board – Residential: $450,000, Condos: $306,250 and Land: $712,500.

To quote the report: "IN A NUT SHELL...... the good, the bad….. AND THE ROAD AHEAD ……
Inventory shrank somewhat in Residential (9.9%) and Condo (14.8%) classes since April ’09. Similar to latest reports from many mainland markets, our market seems bouncing along at the bottom. The large inventory includes many short sales and REO (bank owned) properties which will need to be absorbed as sales before we can move ahead to a more normal marketplace."

Kula Real Estate - Vacant Land Sales

Vacant land sales have slowed down more than any other sector of the market. With home prices dropping, the trend of most Buyers today is to take advantage of glut of existing homes on the market. Here on Maui and across the State land pricing has lagged behind the downward trend of home values. As a result it is more cost effective to buy an existing home than built from scratch. Add to the mix the difficulty to obtain financing as land loans now require 35/65 loan-to-value for a purchase.
FYI, I just closed on a gorgeous and rare one acre parcel of rural zoned land in Kula located on Ainakula Road for $550,000. The buyer is optimistic of a market turn and is moving forward in his construction of a luxury ultra-modern and green home with over 3,500 sq.ft. of interior living space. I applaud this buyer in his optimism and believe he has made a land purchase that is an exceptional opportunity.

Activity waned for home sales in the Makena/Wailea real estate in September. However, there are five pending sales.

Maui Meadows real estate: 2
Interesting that the sales this month were both properties with just the cottage or ohana and no main house. Price average: $512,500. Average days on the market for Maui Meadows: 74

Kihei real estate: 13
The median price of homes sold in Kihei for the month of September was $450,000. The low sales were at $360,000. The high sale was an oceanfront home Uluniu Road located behind Azeka's Marketplace. Average of days on the market for September: 235. The low end sales were either a bank owned property (4) or a short sale (1). If we remove the ocean front home, the high sale this month was a home in Kihei Ali'i Kai which closed at $700,000.

Maui real estate continues to be driven by the lower end sector of the market.

South Maui Ocean Front Sale

There are 4 ocean front homes in South Maui under contract and a sale for the month of September at 1166 Uluniu Road. Uluniu Road is located in Central Kihei behind Azeka's Marketplace. This property was an REO or a bank owned home. Interesting, it took reducing the price below two million to draw a flurry of interest. The property closed over a half a million over the list price. Homes along Uluniu Road are not really ocean or beach front. The State of Hawaii owns a remnant portion of land between the ocean and the property's ocean side property line. There is a shallow barrier reef off the shore, preventing large waves from crashing on to the beach.

Makawao - 7
As far as Makawao homes for sale, there were seven closings in September. The median sales price was $360,000.
The high sale was $265,000 and the low sale at $265,000. Average time on the market was 190 days. One property was an REO, or bank owned home.

This 1953 home was located in Kuau behind the Kuau Mart. Once the price dropped from $795,000 to $665,000, the Buyer showed up.

Maui Ocean Front - Market Activity

In the past three weeks three South Maui ocean front homes were placed under contract. Two homes are located less than a quarter mile from each other in South Kihei. 2162 Ilili Road is located ocean front between Cove Park and Kama'ole I Beach Park. 2260 South Kihei Road is located at the north end of Kama'ole I Beach Park. About five miles south, 5110 Makena Road is perched above Makena Landing, a favorite launching site for ocean enthusiasts with kayaks, canoes and stand-up paddle boards. View property details.

Having been in the Maui real estate business for over 20 years. I've seen the last down cycle beginning in 1991 with the crash of the Japanese Yen and American involvement in the first Gulf War. Years later, the first signs of market improvement were sales of Maui ocean front properties. Smart investors took advantage of the down turn and waited for the right time. It may be too early to tell, but perhaps the pending sales of these three properties may be indicative of investors feeling that the bottom is here and the values are low enough to return and invest. Maluaka Beach - Makena

Ocean swimming along Maui's reefs feels a bit like flying. As I swim, I am soaring above the texture and terrain of the ocean sea floor. The reefs elevate and fall into valleys and sandy canyons. Fish pay no attention and go on with their bid for survival, darting in and out and nibbling on the growth of the surrounding formations. It's a magical, wonderful sensation and as close as I can get to feeling that my arms are wings and I am flying.

Pending Sales - September is winding out to be a busier month than anticipated for Maui real estate. We are in our 20th day of September and to date there are 107 properties (homes, condos and land) that have gone under contract since the first of the month. Last month, August there were 111 properties that changed from Active to pending sales. In July there were 53 properties that transitioned from Active to Pending for the entire County of Maui.

Outrigger Canoe Channel Races

On September 27th, female crews from around the world will compete in Na Wahine O' Ke Kai - the 41 mile Molokai to O'ahu channel crossing in outrigger canoes.

The following weekend, October 3rd the men compete on the same course known as the Moloka'i Hoe.

I paddled the Molokai Channel - Na Wahine O Ke Kai race with Hawaiian Canoe Club years ago. Once. It was a grueling race as the water was relatively flat and calm. Open ocean paddlers prefer the seas have rolling swells, to surf and assist with forward motion. Six-wo/man outrigger canoe paddling is a wonderful sport. I only wish my time allowed for the demanding commitment.

Paia - Ono Grinds at Paia Fishmarket

I just spent yesterday with friends visiting from the Island of O'ahu. We started our day early at the beach and then toured the North Shore and Ho'okipa. For lunch we stopped in Paia Fish Market. This is one of my favorite spots to eat locally caught fish. Paia Fish Market is on the corner of Baldwin Avenue and Hana Highway, in the heart of Paia Town. It is easily missed if driving through Paia towards Hana. During peak dining hours there is typically a line out the door of customers waiting to place their order. The menu is a delicious, the portions are sizable and reasonably priced. Attire is casual with bench/picnic table dining. Patrons will vary from barefoot surfers, families, out-of-towners and celebrities. Year after year the residents of Maui have voted Paia Fish Market as having THE BEST Fish Burger on the island. Next time you are in Paia, stop in! My favorite is the Mahi Burger.

Maui Real Estate Statistics - August 2009

The Maui real estate statistics are compiled for the month of August. Home stats are identical to my previous blog. RAM and I differ on days on market, I think that this is a typo from RAM. Bottom line, sales per month will vary on this island. Given our small source of data, there is really no sense looking at the picture month to month. August was not a stellar month and a bit of a down slide from the July stats. Never mind, the best gauge is to look at either a six month, or twelve month time frame to really get a grasp of the market's direction. As I write this, I know that there is a buzz of activity occurring . I think the buyers who meet the "first time" or haven't owned in three years criteria, are actively involved and seriously scouting to take advantage of federal tax credits. We still continue to have a range of opinions from those who believe the market will fall further and others who believe the market will rebound back to 2005-2006 values in 2010.

I myself continue to believe that the recovery will be like a trek to Pu'u Kukui. A long, slow and steady hike uphill. Overall, it's good direction.

August Home Sales

Maui real estate: Home Sales for August - In reviewing the sales statistics compiled by RAM - Realtor's Association of Maui, there were 52 home sales on Maui in August. This is 5 less than the month of July. 23% or 12 of this month's home closings were short sales(5), or bank owned properties(7). The average sale price was $633,169, while the median sales price this month fell to $500,000. The bank owned sales averaged in $458,128, while the short sale properties averaged $506,000. Average time on the market for this month's closings: 207 days.

Interesting news? Good news! I haven't seen a home sale this low in years! The low sale this month closed at $150,000 for a 1946, 3 bedroom, 1 bath home in Wailuku. One the other spectrum of the market, the high sale this month occurred on the West Side of Maui at Ka'anapali's Summit Estates and sold at $2,425,000.

Short Sales on Maui - General Info

Over the past six months a handful of the homes I've showed to Buyers are noted as short sales. Currently approximately 30% of all the sales transactions closing in the Maui real estate market are either bank-owned properties or short sales.

A short sale is a sale of real estate in which the proceeds from the sale fall short of the balance owed on a loan secured by the property sold. In a short sale, the bank or mortgage lender agrees to discount a loan balance because of an economic or financial hardship on the part of the mortgagor. This negotiation is all done through communication with a bank's loss mitigation or workout department. The home owner/debtor sells the mortgaged property for less than the outstanding balance of the loan, and turns over the proceeds of the sale to the lender, sometimes (but not always) in full satisfaction of the debt. In such instances, the lender would have the right to approve or disapprove of a proposed sale. Extenuating circumstances influence whether or not banks will discount a loan balance. These circumstances are usually related to the current real estate market and the borrower's financial situation.

A short sale typically is executed to prevent a home foreclosure, but the decision to proceed with a short sale is predicated on the most economic way for the bank to recover the amount owed on the property. Often a bank will allow a short sale if they believe that it will result in a smaller financial loss than foreclosing as there are carrying costs that are associated with a foreclosure. A bank will typically determine the amount of equity (or lack thereof), by determining the probable selling price from a Broker Price Opinion BPO (also known as a Broker Opinion of Value (BOV)) or through a valuation of an appraisal. For the home owner, advantages include avoidance of a foreclosure on their credit history and partial control of the monetary deficiency. A short sale is typically faster and less expensive than a foreclosure. In short, a short sale is nothing more than negotiating with lien holders a payoff for less than what they are owed, or rather a sale of a debt, generally on a piece of real estate, short of the full debt amount. It does not extinguish the remaining balance unless settlement is clearly indicated on the acceptance of offer.

Short sales are common in standard business transactions in recognition that creditors are not doing debtors a favor but, rather, engaging in a business transaction when extending credit. When it makes no business sense or is economically not feasible to retain an asset, businesses default on their loans (called bonds). It is not uncommon for business bonds to trade on the after-market for a small fraction of their face value in realization of the likelihood of these future defaults.

In negotiating a short sale, the prospective buyer must have patience in obtaining a response from the creditors. It may take anywhere from two to six months for the lender(s) to respond to the initial offer. The offer may be accepted, rejected or countered. Clearly the prospective buyer should remove their emotional attachment to obtaining a specific short sale property. If time is of the essence, such as a 1031 tax-deferred exchange, or rising interest rates, a short sale may be a risky pursuit. Definition courtesy of Wikipedia

South Maui Real Estate - Residential Sales for August

I remember showing this home to a couple when it was first listed and thought this home isn't worth more than $650,000. I came pretty close. This property had "good bone structure" but was VERY dated and needs about $200,000+ in upgrades.

Not a short sale or a REO!

Kihei: 9
Kihei of course is the largest area of South Maui. The spread of pricing displays Kihei's various communities. North Kihei and South Kihei should really be split into two separate searches as the price point varies significantly between South Kihei and North Kihei. Why? Weather, dust and quality of beaches are the most discriminating factors. In recent years though, the gap has diminished with newer subdivisions created in Central and North Kihei. Many North Kihei residents love the convenience of less travel time to Kahului. However, the wind and dust from the outlying sugar cane fields will continue to hamper values of North Kihei. The low sale occurred in the North Kihei and the high sale within South Kihei at Kilohana Ridge ,above Keawakapu Beach.

Today, rather than swim I chose to assist as an escort with my canoe. Gray day? Great day! Well it was a cloudy, bumpy and windy start, but turned into lovely day. The wind dimished and the sun broke through as the first swimmers crossed the finish line.

Bottom Or Not?

Kahului, Maui - At a luncheon sponsored by First Hawaiian Bank, Leroy Laney, professor at Hawaii Pacific University, provided his 20th annual economic report to Maui Chamber of Commerce members. According to Laney, the economy on a national level has hit bottom. Recovery has begun, but it may be difficult to notice. For more details on Laney's forecast, see the article in the Maui News.

Not much is mentioned in the article about the Hawai'i or Maui real estate market. I'd like to believe we've hit bottom. I don't know if any economist can predict until it's six months to a year behind us.

Paul Brewbaker, chief economic advisor for Bank of Hawai'i, provided his economic forecast in late July. Although similar, Brewbaker was not quite direct as Laney about the bottom. I have hope that the worst is over and we can view it out of our rear view mirrors.

Maui Bans Plastic Bags!

A pet peeve of mine is plastic bags. These petroleum based polymers or polyethylene sacks we use to label and stuff our store bought merchandise are a detriment to our environment. Remember the movie, The Graduate? "Plastic!" claimed Mr. Robinson, "is the future." While plastic has many terrific merits, plastic bags are another matter.

It's a love-hate syndrome, but they have got to go! I pass them on roadways and find them on the beach blowing in the wind. I swim or paddle my canoe in and on the ocean and find them! Ugh! *@! I once freed a turtle whose head was entangled around a plastic bag.

Granted Maui is pretty clean in comparison to some other places. The most dreadful spot on Maui to see the devastating effects of plastic bags to our environment is where they are suppose to find their eventual demise, the Central Maui Landfill, aka "the Dump". Are plastic bags really bio-degradable??? Follow this link. Many of the thousands of them disposed every day, escape and blow in the wind and sail off into trees, the ocean and who knows where.

About three years ago, after assisting the entangled turtle, I weaned myself off of plastic bags. It took about six months to get into the habit, but eventually after many trials, forgets and trips back to my car, to grab one or several of my reusable sacks from Longs, Foodland, or Mana Foods ... the habit kicked in. If I forget my bag, I shop small and try my best to limit my purchase to a few items that will fit in my sack or purse. When I purchase one or two items at a store and the cashier puts the items in a bag, I take the items out and say to the cashier, "Thank you. No plastic for me."

Effective January 1, 2011, the Counties of Maui and Hawai'i have banned plastic bags. Not soon enough for me, but better later than not at all.

Upcountry Maui Real Estate - August Home Sales

Here are the residential sales that occurred during the month of August for Upcountry Maui real estate :

Kula - 3
The big surprise was the home at 300 Inu Place that closed at $1,650,000. This home sold back in 2005 for $2,550,000. This sale will wreak some damage on the comps for Kula real estate sales over the next several months.

Pukalani - 5
Two of the five sales within Pukalani were bank owned properties. One of the homes sold was a short-sale. Of the two remaining sales, one was a project sale, residential condominium at The Cottages at Kulamalu.

Makawao - 2
As far as Makawao homes for sale, there were two closings in the month of August. The sale at 2190 Piiholo Road was a residential condo. The sale financing was by way of an Agreement of Sale. With the difficulty of obtaining conventional financing today, more Sellers are viewing Seller financing by way of an Agreement of Sale, or Purchase Money Mortgage as a viable way to sell and move on in their lives.

North Shore Maui Real Estate - August Home Sales

Here are the residential sales that occurred during the month of August for North Shore Maui real estate:

Spreckelsville-Paia-Kuau: 2
Both of the sales within Spreckelsville, Paia and Kuau occurred at the lower price point sector. The average time on the market: 108 days, or 3.5 months.

Haiku: 2
For residential sales in Haiku real estate, the average time on the market was 183 days or 6.1 months. Haiku is a much larger land mass or area than Paia and Spreckelsville. With that in mind, sales will be at a broader price range. From the month of July having 7 sales, this month with just 2 sales was a slowdown. On the other hand, the Paia-Spreckelsville area had 0 sales in July, thus the 2 sales for August within this small area are a worthy improvement.

Paia to Spreckelsville Bike Bath

Construction of the bike path connecting Paia Town to Baldwin Beach, Sprecklesville is nearly complete. The pedestrian-bike trail starts at the west end of Paia Town and meanders past the youth center, following the sugar cane fields on the makai-ocean side of the Hana Hwy. The orange cones are still posted, but I've already seen cyclists and joggers/runners taking advantage of the lane. After the irrigation and landscaping has been completed, the County will officially open the path to the public. These measures continue to show the County's efforts to transition Maui into a more walkable Island community.

Maui Real Estate - Home Inspections 101

When I first started as a REALTOR®.... over 20 years ago, typically Buyers would perform a home inspection with the assistance of their agent. The bathroom showers were turned on, the toilets flushed to check the water pressure and any hot water surges. The electrical outlets were checked with the aid of a nightlight and the windows were opened and closed. Years ago, that was about the extent of a home inspection other than the termite report. Occasionally, a more prudent Buyer hired a contractor/handyman to check over the home.

Today, 99% of Buyers hire a professional ASHI certified home inspector. A professional home inspector, checks just about EVERYTHING accessible. They crawl below the home when it is on post on pier to check the footings, look in the attic space, check the wiring in the electrical panel box, the outlets and wall switches, check the water pressure, the irrigation, the garage door safety features, get on the roof and inspect it's condition, turn on all the appliances to see if they are working properly and more. When its beyond their scope, they may recommend a specialist for a follow up, such as a pool and spa technician.

Here are some good tips for Sellers that will better prepare their homes for an inspection. The less that shows up in an inspection report, the more comfortable a Buyer will feel about moving forward with the home purchase.

• A neat and tidy home and exterior will give the appearance that a home is well maintained.

• Confirm that water, electric and gas service are on, with gas pilot lights burning.

• Replace any burned out bulbs to avoid a "Light is inoperable" report that may suggest an electrical problem.

• Test smoke detectors, and replace dead batteries.

• Clean or replace dirty AC air filters. They should fit securely.

• Remove stored items, debris and wood from around the house and foundation. These may be cited as "conducive conditions" for termites.

• Check to see if there is any soil to wood contact around the perimeter of the house.

• Check gates, fences.

• Check pool pumps, filters, chemicals in pool for proper ph balance.

• Remove items blocking access to AC equipment, electric service panels, water heaters, attics and crawl spaces.

• Unlock areas the inspector must access - attic doors or hatches, electric service panels, closets, fence gates and crawl spaces.

• Trim tree limbs 10′ away from the roof.

• Trim any shrubs too close to the house.

• Inspect and attend to broken or missing items like doorknobs, locks and latches; windowpanes, screens and locks; gutters, downspouts and chimney caps.

• Have your chimney inspected before hand.

• Clear debris from gutters.

• Remove any mildew build up on the exterior and interior of a home on surfaces, closets, under sink cabinets.

• Remove or secure pets from the premises so they will not hinder the inspection. Ideally, they should be removed or secured outside. Tell your agent about any pets at home.

If you observe the tips listed above, the inspection will go smoother, with fewer concerns to delay closing. Better yet, before putting your home on the market, have an inspection done in advance and take care of the major items noted.

Ka Moana - The Ocean

Ahh! There is no greater joy for me than being in, on, or near the ocean. Lucky for me, I was born here in Hawai'i. I grew on on the Island of O'ahu and raised on the Windward side near Kaneohe Bay. My Dad co-owned a 32' cabin cruiser with his best friend. Our families would spend many a weekend on the water, fishing, swimming and taking in the views of K-Bay and the outlying areas. We ate most of the fish caught from that boat. I still love the taste and smell of fresh fish, salt water and the exhaust fumes from boats.

Like a duckling imprinted by the dominant role in its upbringing, the ocean has done the same for me. I have a profound respect and wonderment for nature's ability to quickly change and provide so much activity, sustenance and joy.

Big boat ownership, like Dad's would be a dream, but require a lot of maintenance (that's another story) for my lifestyle. I opted for a boat that is relatively low maintenance, provides physical exercise and "plenty" of enjoyment... a canoe. Yes and I am very happy with my choice.

In reviewing the stats, compared to the start of the year, sales definitely showed signs of improvement this summer. Most of the subdivisions in South Maui are zoned residential and lot sizes range from 7,500 to 10,000 square feet. Maui Meadows is a rarity in the South Maui area. Perched above the Pi'ilani Highway and entrance to Wailea Resort, each of the 400 home sites within the subdivision is a half acre in size minimum or 21,780 sf. For today's standards, this is very generous. The rural half-acre zoning allows a full size house and a 700 sf cottage. Maui Meadows was developed in the mid 1960's prior to strict covenants. As a result, today you will find modest older homes aside new and sizable homes.

Paia and Kuau Growth?

The surrounding areas of Paia Town and Kuau may have received a nod by the Maui Planning Commission for future expansion. Given the desire of many Mauians to reside within walking distance of Paia, the Commission in consideration of "Smart Growth" development, approved future residential expansion of surrounding acreage currently planted in sugar cane. The areas slated are approximately 46 acres mauka of the Kuau Bay View neighborhood and another 50 acres above of Paia Town on the west side of Baldwin Avenue. More details are available in the Maui News. Keep in mind this is a revision of the Community Plan for future growth. Makena, Maui - Makena Resort in Foreclosure

Makena, South Maui - Wells Fargo has submitted foreclosure proceedings in circuit court for Makena Resort. Maui developer, Everett Dowling and Morgan Stanley purchased the 1,800 acres in 2007 from the failing Seibu Corp. for $575 million. The partnership of Dowling and Morgan Stanley owes $192.5 million in principal, interest and penalties. This will slow development of the Makena area considerably. Dowling is moving forward on his 20 acre oceanfront development called Maluaka, which is owned and financed separately. In the interim, the Makena Prince Hotel and Makena Golf Course are continuing to operate.

Here in Hawai'i viewing homes listed on the market is very different from viewing homes on the mainland. In Hawai'i, more specifically when viewing homes for sale on Maui, it is customary for the Seller's Realtor® to be present. Having their agent available during showings provides the Seller with a sense of security in knowing that their possessions are being watched, the house is properly locked up and the lights are turned off when the showing is finished. It is also valuable for the Seller's Realtor® to be on hand to share the details about the home and answer any questions the Buyer may have about the property and surrounding area.

Keep in mind that this custom involves your Maui Realtor® calling a day or two in advance and setting up appointments with several listing agents. Several showings means scheduling back-to-back appointments and keeping on schedule, as there will most likely be another Seller's Realtor® waiting for you down the road.

Wailea - Residential Sales

Just as the rest of Maui real estate sales have taken a hit, Wailea-real-estate failed to receive immunity. The number of sales and pricing have both suffered this year. For a seven month period, there have been 8 homes sold in Wailea. Note ... that there is quite a spread between from the low sale of $899,000, to the high sale of $2,650,000. The price point is range is about a 300% spread. Seller motivation possibly a determining factor.

The discount between the original list price to sale price was a whopping 25%. Of all the sales recorded for Wailea home sales, only one buyer claimed their purchase as their principal residence. The remaining buyers were from Canada(2) and the States: Wash(1), Alaska(1) and Colo(2) and Penn(1). Typically, the Wailea/Makena is a resort real estate market, fairing better in sales during the winter months, from January though mid-May. Now that the economy according to Ben Bernanke is beginning to stabilize, I am hopeful that sales, more than pricing will improve for Wailea this winter. Let's keep our toes and fingers crossed.
